Reservation Policies:  To make a reservation, book online from the link above or call our toll free number at 1-800-525-4618.  A credit or debit card is required to secure all reservations.

Cancellation Policy:   For reservations cancelled more than 10 days prior to the reservation date, there is a $15 per night administrative fee.  For reservations cancelled 10 days or fewer prior to the reservation date, you will be charged for entire reservation.

Group Bookings:   A group booking is when four or more accommodations are booked for a group.  This reservation requires a reservation contract and a $500 deposit at the time of the booking which will be forfeited if the reservation is cancelled for any reason.  This deposit becomes the security deposit upon arrival and will be refunded if the property is left in the agreed- upon condition.  The rental fees will be charged to the credit card on file 14 days prior to arrival.

Minimum Stay Policy:

Two-night minimum stay is required for Friday and Saturday night check-ins.  Some holidays may require a three-night stay.  Please check with inn keepers, however, as occasionally there may be a one night available on weekends.

Pet Policy:

A small pet (20 pounds or under) is acceptable in The Cottage and The 1905 Victorian House.  There is a pet fee of $50.00 which covers your entire stay.  You must make arrangements to bring your pet at the time of your reservation.  Please be ready to kennel your pet when you are not in the cottage or house.  Your pet’s vaccinations must-be-up-to-date and it must be under a flea treatment program.

Environmental Policy:

Please be aware that for conservation’s sake, we only change bath and room linens every third day.  If you want fresh linens, there is an additional $25 service fee for each day you request this service.  We are in a very arid location and our water resources are limited.

Children Policy:

This is a family friendly bed and breakfast and children are always welcome.  We ask that your children be supervised at all times and that no children, under the age of 14 be allowed in the pool area without adult supervision.  Children under the age of one year are free, but all other children are charged at the rate of $20 per person per night.

Smoking Policy:

Smoking is permitted outdoors only.  Ashtrays are provided throughout the property, and we ask that, when smoking on your porches, all doors and windows be closed to keep smoke out of the buildings.  Please dispose of all cigarette butts in proper receptacles.

Check-in and Check-out Policy:

Check-in begins at 3p.m.  Early check-ins may be accommodated upon request if your suite or cottage is available.  Please call if your arrival will be after 9pm, and arrangements will be made for your late check-in.

Check-out is at 11a.m.  The fee for a late check-out is $10.00 per ½ hour.  Guests must request a late check-out from the innkeepers.

Kitchen Clean-up:

For those guests in the Texas Sunset Suite, Casablanca Suite or the 1905 Victorian House, the kitchens must be left in move-in condition or an additional charge of $25 will be charged on your credit card for this service.

Pool/Hot Tub Policies:

Pool hours are from 9am to 10pm.  Children under the age of 14 years must be supervised by an adult at all times.  Non potty trained children must wear swimmie diapers in the pool at all times.  No glass in the pool or hot tub area.  Other pool rules are posted at the pool.
